Portinscale, Near Keswick on the Northern edge of Derwentwater has 2 local pubs serving excellent bar meals, and a village store and tearooms. There are two marinas on the lake shore where sailing, windsurfing and canoeing are offered. There is also a jetty where you can board a wooden launch and take a leisurely cruise around the Lake. The breathtaking Newlands Valley is within walking distance as is the Market town of Keswick (1 mile) where you will find an abundance of shops restaurants, parks and museums.

"Our second visit to this perfect base and a cosy home from home. Lovely clean cottage. Only down side is the stairs - but they keep you fit!"

"When arriving you have to go into very busy Keswick pay parking and then start looking for office to pick up keys.This is really stressful in a town one does not know. We arrived at cottage to find it bitterly cold (first time we have ever arrived to a cold place) waited some hours for heating to come on but when it did not borrowed a young persons mobile phone and rang key office and the ladies told us to put thermostat ouside lounge up high and then one of them came to make sure we was ok as we are over eighty.We had looked at notes left ,but could not made the instructions on heating out,if it has just said turn thermostat up and where it was simple/ The television was a pain as it kept freezing and programs broke up,this could be something to do with poor reception.Later in week we lost all electric in house could not find fuse box anywhere.So got in car and went to see ladies in key office one of them went back to put electric on while we popped to supermarket,all was well till it went of again so drove to town again as young lady had not left a note saying where fuse box was..Each time we went to town had to pay parking and petrol. The reason we could not find fuse box was because one had to move bread tin move veg rack and bit bin and chopping boards then a hinge in worktop was seen one lifted that up and fuses was in a hidden cupboard behind worktop. The ladies sent a electricion second time but he said fault could be something outside house as he found nothing in it. Have got to say the young ladies in office were wonderfull so kind and helpful at all times.That was the bad things this is a honest review so the good things,the views were lovely the place was really clean and once the heating was on it was a warm cottage. Suggestions a key safe would save the stress of going into Keswick paying parking to pick key up,the cottage could do with a cheese grater and a pair of scissors.had to buy both.so took them home with us."

"Just home after a few days at this charming cottage with my teenage son and dog. We loved the quirkiness of the cottage and beds were comfortable. Only cooked once, but all you could need was in the cottage. Sweet little lounge with great views, equally good views in the bedroom. The only thing that would of made our stay easier would of been Wifi as I couldn't get reception inside the cottage, but the bench in the garden became my communication spot! Lucky the weather was glorious. All in all a lovely stay, thank you to the owner, who came out when called regarding a toilet malfunction!"

"Stayed at Prospect Lodge for a week in August. Loved it . The cottage was clean and very cosy home from home Well equipped . Yes a small gated area but hey your in the lakes plenty of walks for your dog's so it wasn't an issue for us . Our two border collie's were very happy. We would recommend this little gem short walk to Keswick ideal start and finish point for all your walks. Just loved it."

"We have enjoyed our stay. The cottage had most requirements with the exception of a stand in shower,bit difficult in a sloped roof bathroom. The property is over three floors, kitchen diner on the ground floor, living room on the middle and a bedroom and bathroom on the top floor. There is a requirement to keep the dog at ground level which is a little unreasonable. Our dog is young and used to spending evenings with us not on his own in the kitchen. He was happy otherwise although there is no garden at this property as specified, it is merely the approach to the property from the roadside albeit a gated area it is paved. Again not an issue, we walked him to the nearest grassed area for toilet duties whilst we were 'at home' at the property if needed. The downstairs toilet I have to take issue with, there is no washing facility and hands had to be washed at the kitchen sink if used, which we chose not to. The space taken for this toilet could be better used I feel, as there is no other utility area. The drying room, again, of little us as it does not get warm. On the whole the cottage was well equipped and clean with very comfortable beds. We will happily stay at Prospect Lodge in the future, Portinscale is only a short walk from Keswick, 1.1 miles across an unlit path at night or a longer walk around on the road. Picking up the keys from the office in Keswick was not a problem, the office is easily accessed on Station Street having parked the car in either one of the many car parks or street parked using the disc parking system, or if you're very lucky closer in on one of the many side streets around Southey Street which is just opposite."

"We found the cottage was in a great place central for plenty of walks, we hardly used the car. It was clean and comfortable and we would definitely use it again."

"We had a wonderful week in Prospect Lodge. It had everything we needed, including a wonderful view of the Lake and hills. Lovely walks around Portinscale and not far to Keswick town centre. We hope to spend another week in Prospect Lodge soon. One thing missing - a washing machine but it was not the end of the world."

"Perfect location, well equipped cottage. Very clean and welcoming.You need to be quite fit to get up and down the stairs though! Pub and Hotel within walking distance both offering food at reasonable prices. Staff at both establishments friendly. Have visited this area many times and have done lots of walks which usually end up at Nichol End Marina where the massive scones are highly recommended !"

"Location was great, close to Keswick to enjoy trips out. Prospect lodge was nice, however cleanliness needs to be improved very disappointed to find tablets and used hankercheifs under the bed and sanitry towels in the drawer??!!!"

"Charming little cottage in Portinscale, within easy walking distance to Keswick. On three levels, kitchen diner ground floor with a stone tiled floor ideal when you take a dog with you. All necessary equipment in the kitchen, pots pans microwave, full oven etc. Lovely and warm. First floor lounge with lovely view over the lake and boats. Second floor bedroom with twin beds, and a lovely bathroom. Spotlessly clean throughout. Lovely cottagey feel to it. Lovely walks nearby, so hardly used the car. Local pub 200 yards away, or the bigger Derwent Hotel just round the corner if you fancied having a meal out. We did our own cooking so cant comment. The village was very quiet in January, but would recommend this little to cottage to any couples who wanted a quiet week/weekend away. We were lucky with the weather, considering it was January, so had a great time."

"We stayed at Prospect Lodge at the end of October.Regardless of whatever the weather threw at us on the hills, we were able to come back; put the heating on and light the gas wood burner downstairs in the kitchen - warm up, dry out and relax in no time at all. From the bedroom and living room, you could enjoy the views and watch the world go by.The cottage was clean and comfortable and had everything we needed. The Chalet restaurant (across the road) is a must for the discerning 'foodie'with excellent service, surroundings and food!You can walk into Keswick by a back footpath which cleverly brings you out at the bridge near the High Street. This cottage is dog friendly however the dogs had to stay in the kitchen."

"Excellent accomodation in the centre of the village with easy access to Keswick and the surrounding countryside. The kitchen/diner on the ground floor was very cosy and Eddie the JRT enjoyed lying in front of the fire. The Farmers arms and the Chalet restaurant in the village are both dog friendly and the food is excellent. The walk into Keswick takes about 20 minutes and there are plenty of other walks around the village as well as access to the launches at Nichol End. Overall it was a very enjoyable break despite the mixed weather."

"We liked this cottage which was as described. It had rooms on 3 floors so would not have been suitable for anyone with mobility problems, but was well appointed, and perfect for a few days break. The location in central Portinscale is perfect for walks close to the lake, or for easy (walking or driving) access to Keswick. It had everything we needed. We would definitely recommend and/or return."

"Quite little cottage set in the heart of Portinscale with wonderfull view of the Derwentwater. Small but well equiped with all you need for a short break. Not ideal for the older folk as 2 levels to 1 bedroom only. Would recomend this little cottage. Only downfull the cleaner left a dirty bucket of water with a smelly mop in the downstairs toilet from the previous guest,which was not a good welcome to a long drive up."

"Stayed at Prospect Lodge on an icy cold, snowy weekend in March. The cottage was warm, cosy and very comfortable. It is so well situated for Keswick and for the lake launches on Derwentwater that we didn't need to use the car once we got there. We found it to be well equipped and spotlessly clean. Appreciated the large porch - very useful for coats, boots and trekking poles etc. Plenty of storage space throughout the cottage. Wonderful views. An excellent find. Will definately return."

"Last minute booking for myself my 14 yr old son and cocker spaniel Crecy. Great location as I wanted to be in Portinscale close to Derwentwater for the sailing at Nichol End marine. Parking is on pavement outside property which means your car is off the road. Kitchen is ground floor and stone floor which is great for wet dogs / boots etc. means rest of cottage is cosy and clean as lounge is on first floor and bathroom and bedroom on the second floor. Basic but comfortably furnished and clean. Farmers Arms pub in Portinscale is a few hundred yards to walk great for evening drink and the foods good honest pub grub too. Nice stroll from Portinscale into Keswick and plenty of dog walking opportunities on your door step with a five minute drive into Keswick itself. Good value."

"Situated just a few miles from Keswick, this cottage is perfect for exploring the surrounding area and just a short walk into the town for an evening beer in the Dog & Gun pub (highly recommend the Hungarian Goulash). Fantastic views over the lake from both the lounge and bedroom windows. The cottage is a very dog friendly and the large porch area is perfect for storing muddy boots and wet jackets. Easy to book and the staff at the Keswick rental office are pleasant and helpful. Very likely to book again and would highly recommend this holiday cottage..!"

"House has 3 floors, kitchen diner on ground with everything except washing machine. Plenty of cleaning stuff, kitchen roll etc. Up rather steep stairs to cosy lounge with lake view, and up again to twin bedroom and bathroom. Great location opposite hotel. Five minuter walk to Nichol End for lake launches."

"A very clean & well equiped property. Far better equiped than many other properties I've stayed in, ie towels & bed linen were included. Portinscale is an excellent location. You can walk to Keswick (about a mile) via fields, avoiding busy roads. You can also walk around Lake Derwentwater from the house, without having to use the car. Overall great holiday, we'll definitely be back."

"Prospect Lodge provided us with a perfecly relaxed stay in The Lakes. Away from the bustle of busy neighbour Keswick it is ideally placed in quiet and pretty Portinscale with great views of nearby Derwentwater and the surrounding fells. The cottage is delightfully authentic on three floors, ideal for a couple. It is bright, clean, well equipped and comfortable and although not plush it retains a cosy cottage feel. We spent quite a lot of time in the large(ish) kitchen/dining room on the ground floor, with it's real stone flags, cooking, studying our maps and reading whilst people watching through the front windows. The cosy first floor lounge was for comfortable evenings and TV and the cute twin bedroom on the top floor although not large was ample big enough with a great view. The "snug" bathroom, also on the top floor provided piping hot water, a great bath with shower attachment and a window to the sky! The central heating system, although only used on one cool evening was at our disposal to use as required which was a pleasant change from unchangeable pre scheduled time settings found elsewhere, and there was adequate storage throughout the cottage. There is no "outside" at the rear of the cottage, and at first it was a bit of a surprise to look out of the windows straight at a very large wall only a few feet away, but it isnt an issue. The pretty front garden with it's bench gave us somewhere to sip our wine in the sun and people watch some more. We took a couple of small folding chairs and they proved really usefull. The cottage is perfely placed for the lake and fells from the door, as well as the pub which was rustic, very friendly with great beer, wine and food. It is also only a 15/20 minute stroll to Keswick. We would definately go back to Prospect Lodge."

"We found Prospect Lodge very quiet and comfortable. It is ideally situated for walking into Keswick, climbing Catbells and within easy reach of other places of interest. The local pub was dog friendly and reasonably priced and the tearooms also very useful when needed. Staff at both these places were friendly and helpful. Although the lodge was quiet you never felt cut off from civilization as there were always cyclists and walkers going past and a lovely view of Derwentwater from the 1st and 2nd floors."

"When we booked our holiday we were looking for somewhere to relax. Prospect Lodge turned out to be a very good choice.The accomodation is very comfortable and very well equipped. The cottage is convenient for many walks from the doorstep. Would recommend the cottage to friends and family"

"Warm and comfortable cottage well located for walks and boats on Derwentwater. Seat in front garden was sunny enough for lunch in November. Microwave was more sofisticated than mine at home - couldn't figure it out. We would be happy to recommend to friends and return ourselves. I'd give five stars if there was a washing machine - this is Lakeland - walkers get muddy."

"Located in a very quiet village with only a fifteen minutes enjoyable walk to Keswick. Very pleasant cottage although no good if you struggle with stairs. Kitchen facilities good. The views from the top floor bedroom are memorable. Would certainly go back for a short break."

"Excellent place to stay,short walk into Keswick,convenient car parking nearby,bonus was the excellent weather and possibly our best holiday yet in the lakes,bathroom slightly tight and shower could be better but no complaints at all,nice and cosy,many thanks and would definitely stay there again. Andy&Sarah; Talbott + Bonnie the dog."
