This luxury cottage at Pooley Bridge sleeps 10 people in 5 bedrooms. Four first floor bedrooms: 2 x double (both with en-suite shower room and WC), 1 x twin and 1 x triple. One family bathroom with basin and WC. Ground floor single bedroom. Ground floor laundry room with basin and WC. Kitchen. Sitting room with log burner. Dining room.

Elder Howe is a large detached property situated on the northern edge of Ullswater. The home has five bedrooms, two of them en-suite doubles, with a triple, twin and downstairs single with an additional family bathroom. The living space comprises a vast sitting room, separate dining room and large family kitchen with separate laundry room. Outside is a large well-kept lawned garden area with patio furniture and parking to house four cars off-road. Pooley Bridge is a traditional village inn, cafe and shops. The surrounding area is home to numerous quaint Lakeland villages scattered along the shores of Lake Ullswater and Aira Force is a dramatic waterfall cascading into the lake below. Sharrow Bay Hotel is only a short drive away for the ultimate in dining and is renowned the world over or a trip over Kirkstone Pass brings you into Ambleside where there is an abundance of shops, pubs and restaurants. The historic market town of Penrith is within 5 miles and has numerous shops, a heated indoor swimming pool, golf course and driving range.

"Decided to do the weekend away instead of Christmas gifts, was the best idea ever, there where 8 of us 3 couples and 2 teenagers, loads of room, very well equipped. It was in the middle of Poole Bridge. Did not get to use the table tennis in garden as a little early in the year but great idea for kids. Garden was great size and just a wee shout out to the nieghbours they where very welcoming. Very clean and warm, plenty of room for all. The village is beautiful and has lovely eateries as well as watering holes. Would defenitly go back. My only gripe would be no hand soap or washing up liquid left to use, this would be a nice touch. On picking up the keys told no one in after our departure so could take time when leaving, told if any changes would call and let us know. So it was a bit of a rush when call to say cleaners need in, we where almost ready but a bit is a rush at the end. There is no Wifi lots of people think this is a negiative I found it fab, they are having this installed soon, me I would prefer not to have it but I a dinosaur. All in a a fabulous weekend great stay."

"This is a very spacious house on the edge of the village. Super location as very quiet but only a few minutes walk to village centre. The house comfortably accommodates 10 people with a huge lounge and separate dining room to seat 10 comfortably. The kitchen was well equipped and the utility with washer dryer and downstairs toilet were very useful. The teenagers enjoyed the air hockey in the garage but the tabletennis table was broken. The downside to the big lounge was the tv could only be watched easily by half the group and there was only the one tv. The lighting is not very bright and as I have not good sight I found reading near impossible. This may just be my problem. When we arrived Friday teatime the house was really cold and the heating was not working. We phoned the office and somebody came within the hour and fixed it but it took most of that night to warm the house. Once it was warm and with the woodburner the house is lovely and cosy. The garden was spacious and in summer would be lovely to play or barbecue and it is very private."

"The house itself was very much as described but the attention to detail was sadly missing. First of all as the weather was beautiful and sunny we would have liked to take advantage of sitting out in the garden BUT alas no garden chairs in which to relax. Secondly there was just ONE dishcloth, ONE tea towel and no washing up liquid. Surely, basic necessities should be provided in a LUXURY house! The cupboards were totally bare, no salt, no pepper. Again, I would have expected previous tenants would have left items such as this so late in the season. So who took them? We were NOT camping! We were told about the no towel policy and consequently took our own. The management should say AND NOTHING else is provided The next problem which we were unable to report because of the queues of people in reception at the end of our stay was the faulty smoke alarms which first woke us up at 2.00 am on our last night.. They went off intermittently for about 40 minutes and then again at breakfast the next morning. There was no smoke at all. None of us smoke and we were at a loss to understand the reason. This report is just to advise the management to check for faults. We would not blame anyone unless of course other people have reported it earlier! Finally, we decided to play the ice hockey game in the garage only to find that there was no puck!!! None of these things spoiled the overall holiday, the beds were very comfortable, the cooking utensils and pots and pans were fine. I started this report by about the lack of attention to basic, cheap, necessities. If these were attended to then this place could certainly start to call the house as "Luxury" BUT not at the moment"

"We stayed here for May half term as a big family. We collected the keys from the park reception about 5 minutes away from the house (which is an amazing bonus to have access to all the fun facilities there... thoroughly recommend the tennis court!!) The staff were friendly and very helpful. We had Tesco deliver a food shop which went to reception at the park who helpfully directed the driver to the property. The property itself is pretty huge, there were two adults and five children ranging from 15 years to 10 years in our party and all had lots of space to play or hang out. Outside in the outhouse is an air hockey table and a table tennis table, the garden was big enough to play football in (and the neighbours were very understanding and kind when the ball kept going over) The property has a washing machine, dishwasher, cooker and microwave which made flying in and out after days out really easy (and we actually have no post holiday washing thanks to beautiful weather and a washing line!) One thing the children struggled with was the lack of wifi. The property is adverstised as having that and with three teenagers at points going cold turkey was very fun to watch :) however after the initial shock and local hotspots there was far too many other fun things to do in the area. We can thoroughly recommend Ullswater steamers (10 minute walk from the property) also the circular walk in Pooley bridge is beautiful and serves as a taster to walking in the lake district with some hills and amazing views. We also recommend Aira force (15 minute winding drive) a beautiful water fall walk. Take a towel and have a paddle! We would definitely return to this place, the photos of the house give a good idea but don't do it justice. You won't be disappointed!"

"Elder howe No fuss picking keys up. The property was perfect for a large group plenty of parking for 5 cars. The location was excellent the three pubs in pooley bridge were very good. Best thing I like about Elder howe the easy access to many golf Clubs in the area.The least thing the group did not like was no WI--FI"

"Three generations of family for a week--plenty of space in an excellent house that suited us all.Well appointed and with everything on hand {except knife sharpener and wi-fi}.All enjoyed the house and area.Would recommend to all at the price."

"A group of 10 of us stayed for 3 nights. Coulnt fault it. Plenty of space. Had 7 cars on the driveway. Clean, tidy, good facilities and nice and warm."

"A very friendly welcome to recieve the keys. The house was very warm and inviting Our family party settled into the rooms The location was very close to the village wyth its shops and information centre. The Ullawater Steamers were close by. Sunday lunch at the Howton Hall Hotel was a delight. We visited Bowness, Keswick and Penrith The facilities in the house were ideal for a large family function up to 10. My grandson enjoyed the whole adventure"

"The property has space in abundance with no less than 4 settees in the lounge,a good sized dining room and a lovely kitchen.Outside there was ample parking and a lovely patio area at the rear,together with a good sized garden."

"Stayed here in august 2013. This is a very well equipped cottage, ideal for families with children. Located close to the village, plenty of parking and a garden big enough for kids to run off energy. The property is spacious, well designed and has everything we needed for an enjoyable holiday."

"The house is very comfortable with all the necessary requirements for a good holiday. The accommodation is clean and tidy and smartly furnished the on-suite showers were very good (very slight changes in temperature when someone else was using hot water). There is a wood burner in the large lounge (but no wood to put on it) the 3 off leather settees are comfortable and there is good reception on the freesat LCD TV. Its location being a short walk to the picturesque village of Pooley Bridge with its access to lake Ullswater. There are 3 pubs in the villiage all serving food. Or of course you can use the facilities at Parkfoot holiday camp as you will be a member. The nearest takeaways being at Penrith some 15 minute car journey Ullswater steamers are approx. 5 minutes walk from Pooley Bridge (there is no parking at the steamer pier) Aria falls is a 10 minute drive away and is well worth a visit (especially after some rainfall) The scenery all across Cumbria is breathtaking with great towns and villages such as Windermere, Grasmere, Ambleside and Ravenglass to name a few. The famous Settle to Carlyle line over the Ribblehead viaduct is easily accessed but if you wish to travel by steam train (Wednesdays Only) over this line then booking well in advance with Statesman rail is a must. Gretna Green and Carlyle are short drive away all in all a good house in a great location"

"We stayed in Elder Howe with a group of friends from our walking & social group. We were blessed with excellent weather for the most part (in spite of a slightly dodgy forecast for the week). The area met all our needs, with easy access to some excellent walking routes, plenty things to do and interesting places to visit for days out. Pooley Bridge itself, whilst small, has a variety of options for eating out if you don't want to self-cater every night. And Penrith, only a few minutes' pleasant drive, has everything from quaint cafes and small local shops (including an excellent deli), through to a large, modern Sainsbury's supermarket. The town itself is well worth spending at least half a day to explore. The house has everything you could need for a group or family stay... Tv, DVD, adequate space indoors and in the garden. There is also the table-tennis in the "garage", which is good fun, even if the elbow room is a little restricted. The kitchen is well equipped and the bedrooms are of a decent size. The only slight criticisms would be that (in my room at least) the mattress was a little thin and uncomfortable, and that whilst the two double rooms had en-suite bathrooms with excellent showers, there was only one bathroom for the occupants of the other three bedrooms to share. This isn't such a problem with family groups as with groups of adult friends, and we opted to make the en-suite bathrooms available to the others for showering after walks. The staff at the holiday park (who look after the house) were very polite and professional, and they were extremely helpful at all times. They were more than happy to oblige when we asked if we could have an expensive croquet set delivered to the holiday park reception. Thank you to all concerned for helping us to enjoy a very pleasant, stress free and relaxing break."

"we booked elder howe for a family christmas, 6 adults 3 young children and a baby.The size of the front room and dinning table easily accomodated us all with the kids presents and christmas dinner. The village pub was very friendly where we had a very nice meal on christmas eve.Drives and walks around ullswater were very relaxing and enjoyable. The overall holiday was very memorable."

"We have just returned from a short break at Elder Howe over New Year with family and friends (group of 7). The cottage was extremely spacious, clean, warm and cosy, and nicely decorated. The bedrooms were clean and comfortable, and the two doubles have en suites. We made good use of the table tennis table in the garage, despite it being a bit cold! The cottage is in a good location, not too far from the motorway, and around 25 minutes from Carlisle. There is a large Sainsbury's in Penrith. We didn't stay as long as the rest of the group, so only had chance to try the Pooley Bridge Inn one evening for dinner. The food was excellent. I would recommend booking as it seemed to get very busy, and was fully booked one night. The rest of the group had been to the Sun Inn the previous night, and said this was also very good. Also both tearooms in the village were very good for lunch. I would definitely recommend Elder Howe, and would certainly stay there again."

"This was a great house for our large family to escape for a comfortable holiday in the Lake District. Great sized bedrooms and bathrooms. (A few family members thought the mattresses were a little hard. They were on the firm side, so bring your topper if you prefer medium or soft beds.) Comfortable living-room with enough room for us all. Great open space. (it wasn't cold enough for us to use the log burner, but could imagine coming home from a winter hike and having it roaring, would be amazing.) Dining-room seats 8 comfortably. We had 9 and a high chair and it was ok. Kitchen was great. Nice sized fridge-freezer for all of us to fit all the food in. Oven hob is halogen which makes cooking a little slower. Guess there might not be gas in the village. But the fan oven was good. Possibly could of done with a range oven (6 or 8 burner hob) to cater for the number of guests in the house. Utility room and general white goods were all excellent. Table tennis in the outside garage was a great rec-room. A dart board could be put up to make more use of this space. Garden was good size and enclosed so safe for the kids. Great sized bench for outdoor eating. No BBQ though, would have been good to of had one available. Enough parking for at least 5 cars. The house does not have internet which is surprising, surely it could be made available! Overall this is a very good home. Close to the east lakes for walking, fishing etc and not too far off the M6 making it really accessible."

"Fabulous location. So much to see and do. Close to the motorway to access the whole of Cumbria and the Yorkshire dales. Private garden. Clean and comfortable. Only complaint, couldn't get into the table tennis. Frustrating for the children. A guest book would have been nice. They are good for sharing information of favourite places to see."

"I cannot speak highly enough of this property - we will definitely be back!!! Not only was the house large - ample space for our family of four, plus friends with two children, it was immaculately clean, very comfortable (the sofas in particular were perfect after a day's fell walking) and beautifully positioned within walking distance of Pooley Bridge. The garden was large and enclosed and the kitchen overlooks this - perfect for keeping the kids occupied while you're cooking tea. The only very minor negatives about the property was that the washing machine was a combined washer/dryer and therefore not very friendly if you just want to do a very quick wash - but it was nice just to be able to wash something none the less! Secondly, I think it should be noted a bit clearer on the property description that you need to collect the keys from a camping ground. My family and I are not campers (no offence to any campers out there) and we were a bit shell shocked when the sat nav directed us to a camping ground to collect the keys! The property is actually in the village of Pooley Bridge, but is managed by the camp ground - I think this should just be made a bit clearer. Two very minor criticisms on an otherwise fabulous holiday!"

"Great modern house, very close to the centre of the lovely little village of Pooley Bridge. The property is spacious and everything was clean and new. It was a real treat to stay there. Very good facilities within the property and large enclosed garden to the rear of the property. The staff at the holiday park were very helpful with any enquiries or problems. Lovely walks along the lake and super little shops/ family friendly pubs doing good food are only 2 minutes walk away. Will definitely return another time."
