"This house is spacious and very comfortable. It has lovely bathrooms and beautiful furnishings. We were an adult family get together. Everyone chose the room they wanted and there was no disagreement. The rooms with no en-suite are larger with great views and the family bathroom stunning. The owners were on site if you have any questions or need help, Geraint kindly lent us his tools when we had a flat tyre. We were given some great recommendations, the butcher in Bala is very good. I would definitely stay here again for the ease of getting to places of interest in North and West Wales and the comfort."

"We stayed here for a week over Easter, family of 12 and had an amazing time. The house provides enough space for everyone to have their own time but still offered plenty of room for quality family time. We absolutely loved the hot tub & log burner. The property offers everything you would need from great cooking facilities to board games to a movie room. We were spoilt for choice. The Owners were really attentive & thoughtful. We would all definitely return. Location was great for Snowdon and Lots of other surroundings towns & villages. "

"We stayed for a weekend in January 2018. The farmhouse is idyllic and provided options for walks locally or further afield. The house itself is beautiful and decorated and maintained to a high standard. The photos do not do it justice. It is well equipped with amenities and equipment for self catering. Would not hesitate to return. The owners were super helpful and friendly in all our correspondence. "

"As a family group of 7 adults and 4 children we were looking for somewhere big enough to bring in 2018 together. We were not disappointed! The accommodation was clean and extremely spacious. The owners were lovely and friendly and the farmhouse had all facilities we could have wanted and more. Will definitely be back!"

"A great house with plenty of room for 3 families to enjoy a relaxing xmas break, The bedrooms are all of a good size with 3 having excellent en suite facilities. What a great utility room providing all the hot water you could want including topping up the hot tub on numerous occasions, extra fridge for beer and prosecco, ironing board, washing machine & separate dryer. It has a cosy log burning front room and a large play room with large screen tv for all of ones gaming needs. Essential for 6 kids. The owners are very welcoming, the nearest shop is only 1.15 km away and there is a cafe next door that does a great "All day breakfast! The surrounding countryside is beautiful with some great walks. The only criticism would be for more work top space and a bigger sink in the huge kitchen."

"As a group of couples & friends in our late twenties we were looking for an exclusive use house with a hot tub that would sleep us all comfortably. This house was perfect! The kitchen was the feature of the house with the majority of our time spent there (or in the hot tub!) The house is decorated and furnished to a high standard and close to both Bala and Llangollen. It is worth noting that we felt the pictures online didn't do the house justice and we wouldn't hesitate recommending the house to anyone looking for an exclusive use property in North Wales :)"

"Myself and six of my workmates booked this cottage to stay in whilst we walked up snowdon. The cottage was fantastic. Each room is beautifully furnished so no arguments over room allocations. The hot tub is well maintained & helped our aching muscles after our hike up snowdon. The house is situated close to lots of activities. The owners Jane & Geraint are very helpful & welcoming. We had a fantastic fun wkend away which had a lot to do with this fab cottage."

"We stayed at the farmhouse in May half term. There were three families with 6 adults and 6 children. The house worked really well it is decorated to a high standard and very clean. The kitchen has a large table which sat all 12 of us and the kitchen was well equiped. The bedrooms and bathrooms were all really nice. The hot tub was great and well maintained. The garden was enclosed which is good for young children. The owners were helpful and were able to provide cot, high chair and stair gates. There was plenty to do in the area and we had a fantastic holiday. I would strongly recommend this holiday property."

"A wonderful house, finished to a high standard in a great location. Ideal for Large groups / families - very spacious. Large kitchen / diner. Sitting room a little snug for party of 12, but we found that the children spent most of their time in the playroom or garden so was not a problem. Children loved the hot tub even in April!! Owners Jane & Geraint very helpful. Ideal location for exploring North Wales - in particular Snowdon, Blaenau Ffestiniog for Zip World / Bounce Below, Ruthin, Harlech, Barmouth and Cricceth (for beaches) all accessible within approx 1 hour."
