Overview

This period detached cottage is situated in the heart of the village of Exford, in the Exmoor National Park, in North Somerset and can sleep eight people in three bedrooms. Three bedrooms: 2 x king-size double, 1 x family room with 1 single, 1 adult bunks and 1 pull-out stacker bed. Bathroom with bath, separate shower, basin and WC. Shower room with shower, basin and WC. Ground floor shower and WC. Kitchen. Utility. Dining room. Sitting room (seats 5) with woodburner. Snug (seats 5) with woodburner and sofa bed.

Pipits is a period detached cottage situated in the heart of the village of Exford, in the Exmoor National Park, in North Somerset and can sleep eight people in two king-size double bedrooms and one family room. There is a family bathroom and shower room on the first floor and an additional shower and WC on the ground floor. The rest of the house contains a kitchen, utility room, dining room and a sitting room with woodburner. There is also a snug with a woodburner and a sofa bed. To the outside of the property there is off road parking for four cars and a lawned garden with patio and furniture and barbecue. Pipits is an ideal base for families wishing to explore the delights of the Exmoor National Park. Somerset offers 3 areas of Outstanding Natural Beauty - the Quantock, Mendip and Blackdown Hills. Lose yourself in the glory of nature, take a ride on a steam train, visit a traditional farmers' market or explore your mystical side at Glastonbury.

Range cooker with electric oven and induction hob, microwave, fridge/freezer, washing machine, tumble dryer, dishwasher, Smart TV with Freeview, DVD, radio, WiFi, selection of books, games and DVDs. Fuel, power and starter packs for woodburners inc. in rent. Bed linen and towels inc. in rent. Off road parking for 4 cars. Lawned garden with patio, furniture and BBQ. One well-behaved dog welcome. Sorry, no smoking. Shop and pub 5 mins walk. Note: Fenced pond in garden, children to be supervised. Note: There's a small, steep incline from the road to the flat parking area.

The picturesque village of Exford is situated in the heart of the Exmoor National Park. In a lovely setting by the River Exe, Exford boasts a village green, tea rooms, a village shop, and two traditional inns serving excellent food and drinks

"The cottage was very disappointing and was not what we were expected from the pictures of the property advertised on the Sykes web site.The cottage didn't appear to have been prepared for new visitors overall it was grubby just had a quick wipe over a deep clean would not go amiss.The garden was nothing like the pictures it was so over grown that we couldn't use the BBQ or table and chairs these also hadn't cleaned for a long time."

"On arrival the garden was in much need of a good cutback. Long grass, plants overgrown BBQ area unable to sit at table. Prickly bramble grown over steps to upper garden.The cottage had the makings of an enjoyable stay but unfortunately this was not particularly clean,stained mattress cover,bleached stained towels, we had to clean the toilets and showers before we used them. Generally in need of a good clean. We took photos of some of the areas that needed attention and passed them onto Sykes cottages who were in agreement that this was not acceptable. But they only advised the owner to compensate us with 10 percent compensation. We have not received this and the owner does not answer our emails. Would not recommend."

"From the photo Ithought this cottage might be in a small housing estate such as you get in some small country villages these days, but no, it's a real country cottage down a lovely lane, great for walking out from in this pristine part of England. Cosy, warm and very well equipped, one feels privileged to be in such a lovely home, as all the comments in the visitors' book testify to. Everyone wants to come back! Handy hose pipe to help make your dog fit to enter after glorious muddy winter walks! Maps and walking guides provided as well as games, Netfli , YouTube, etc. A basket of firewood provided, bathrooms a dream, plenty of space, what more could you want? I've probably said too much, you'll be thinking I'm a friend of the owners!"

"We rented the cottage for the Christmas week. It is about half a mile from the centre of Exford, an easy walk but you need a torch (supplied) after dark. The cottage is cosy, well equipped and clean. The bedrooms and bathrooms are particularly good. Pheasants and robins frequent the back garden. Although close to a road there is little passing traffic. There is good wifi and a smart tv. There are two wood burners if you want to light them (not necessary as there is good central heating), and the basket of logs supplied will last a couple of days. If you need more they are easily obtained from a neighbour. Two decent pubs and a village store complete the picture. Lots of good walks and there is plenty of information in the cottage regarding other activities. We were more than happy with Pipits."
