This Grade II listed, detached house is in the centre of the village of Edenhall in Cumbria and sleeps up to fourteen people in six bedrooms. Over three floors. Six bedrooms: 1 x super king-size double (zip/link, can be twin on request), 2 x double (one with en-suite walk-in shower, basin and WC), 1 x single with pull-out stacker bed, 2 x second floor twin (one with pull-out stacker bed). Second floor sauna and dressing room. Bathroom with bath, shower over, basin and WC. Second floor bathroom with bath, walk-in shower, basin and WC. Ground floor basin and WC. Kitchen with small dining area (seats 6). Utility. Pantry. Boot room. Dining room (seats 12). Two sitting rooms (one seats 11 and one seats 7) with open fire. Second floor library with sofa bed. First floor games room with full-size snooker table.
Eden House is a Grade II listed, detached house in the centre of the village of Edenhall in Cumbria. The cottage sleeps up to fourteen people in six bedrooms which are made up of a zip/link super king-size double, a double with an en-suite, a double, a single with pull-out stacker bed and two second floor twins, one of which has a pull-out stacker bed. There are also two bathrooms, a kitchen with a dining area, a utility, a pantry, a boot room, a dining room, two sitting rooms with an open fire, a second floor library with a sofa bed and a first floor games room. Outside is off road parking for five cars, a large enclosed mature garden and bike storage. Eden House is a perfect location for that long awaited get together. Impressive mountains, open fells and clear-water lakes, the Lake District has it all. From walking in the mountains to exhilarating watersports or just a gentle cruise on a steam-powered yacht, Cumbria is the perfect holiday destination.

Electric range oven and hob, microwave, fridge/freezer,fridge, freezer, washing machine, tumble dryer, 2 x dishwashers, 2 x TVs with FreeSat, DVD, CD, WiFi, selection of books, games and DVDs. Fuel, power and starter pack for fires inc. in rent. Bed linen and towels inc. in rent. Cot and highchair on request. Off road parking for 5 cars. Bike storage. Large enclosed mature garden with furniture including BBQ. Sorry, no pets and no smoking. Shop 1 mile, bar and restaurant in hotel 3 mins walk. Note: Staircase to second floor is narrow and has a tight turn, not suitable for people with limited mobility and children to be supervised. Note: No stag/hen or similar.

The enchanting, unspoilt rural village of Edenhall is situated in the Eden Valley and is ideally placed for exploring the Lake District and the North Pennines, an Area of Outstanding Natural Beauty. Edenhall with its sandstone cottages and attractive scenery should be at the top of your holiday hit list if you're looking for a quaint and rural destination in Cumbria. The River Eden runs nearby and the area is renowned for its excellent trout and salmon fishing, along with walking, cycling, canoeing and climbing.

"Amazing stay in an jncredicb!e house. Plenty of room for everyone and all rooms were impressive. Snooker room amazing, too floor sauna and bathroom is huge. Library very impresive. Set in gorgeous grounds. Lovely village setting near the sheep and a hotel barrestaurant a few mins walk away. Close to Penrith for more amenities. Wouldn't hesitAte to return it was a lovely stay. Only feedback would be for mattress in front double bedroom to be replaced and a tv in both sitting rooms (to keep everyone happy). Was a fab break would love to return"
"Well, we stay every year in a different location. However next year we are not sure, being that this property was better then all those locations we ever stayed in (the last 10 years). There was everything we wanted, space - like never before, a huge house with tuns of space for our children. (If your in group would be great). The garden, well, I wouldn't call it garden, it's more like a park in the back yard. A very big beautiful lawn. My kids had a great time. There is also a big paved area before the lawn just as you come out the back yard, ideal for barbecues, children riding bikes, etc.The best thing was the location, just a small drive into the lakes, we love the lakes! We were able to drive in the whole time. Another great thing, the location itself, the house is in a very calm and peaceful village. We would definitely recommend it to everyone!"
"We had a perfect family gathering for my Mum's 80th in Eden House and The Annexe. Both properties are fabulous, set in beautiful gardens with great space for a large group. The games room and sauna were nice extras and great fun. The owners had thought of everything you could possibly need which is so important with big groups. I would book either properties again in a heartbeat"
"Stayed here for a long weekend and the house was just excellent comfy beds , well equipped kitchen and lots of space. Lovely gardens, plus a games rooms with a full size snooker table, darts, cards and a piano for a sing a long. Thoroughly enjoyed the stay, in a fantastic location and a fantastic house which is great for groups."
"We needed a house to accommodate 12 people and this was perfect. 6 large bedrooms and 3 bathrooms which was ample for our party. The location was perfect in a peaceful village with a hotel really close by, where we had a good basic meal with friendly staff. Great walks on your doorstep and also another lovely pub about 20 minutes walk away. The house itself was amazing, lots of space so nobody was on top of each other. The house was really well equipped with everything thought of. Gabrielle was most helpful and arranged for the house to be decorated with Christmas trees and decorations and answered any questions I had prior to our visit. I would definitely recommend this property to anyone wanting a relaxing break with family or friends. Well done Gabrielle this made our Christmas special."
"This was a very special holiday for us, with good friends and family we haven't seen for some time coming to share a place in the lakes, so it was important to get the right venue! Eden House is amazing, Beautifully kept and with a fantastic atmosphere. Spacious to say the least with lovely big rooms, oh so comfortable beds, immaculate bath rooms. 2 BIG lounges and a huge dining room which has a nice long table to fit at least 12 people comfortably and allow everyone to really get together over a meal cooked in the massive well equipped kitchen. Open fires too, just to give that special atmosphere as the heating and hot water system is brilliant anyway. There is also a wonderful snooker/games room which was so amazing for everyone to chill out play snooker or darts, or just sit and enjoy a chat and watch the competitions! I haven't even mentioned the huge, well kept gardens where we all enjoyed the days or evenings playing on the massive lawn with the kids or chilling out with a beer or glass of wine on the patio. The owners were extremely friendly and accommodating. I believe they have only recently bought the place and set it up as a holiday rental, but boy they have done a great job of getting it immaculate. We brought our own BBQ as they have not had a chance to get one, and as we were very lucky with the weather this made for amazing days/ evenings in the stunning garden. But the house is well set up for any weather and has rooms down the side for walkers coming in with muddy boots etc. You just couldn't go wrong with this place. It is in the tiny village of Edenhall, next to Eden House (PS: if you are setting your sat nav or google maps just type in Eden Hall and it gets you straight there) which is a beautiful little village. Not many shops, but a hotel/pub a couple of hundred yards away. Not to worry as Penrith is a 10 minute drive with a Sainesbury's and Morrison's to stock the large fridge and additional fridge freezers with. There are may great attractions close by to visit as well, so its a great base to make trips from and be able to return to the lap of luxury and chill out after. I highly recommend this place for large groups of family and/or friends. Regards Billy"
