This detached, period farmhouse in the hamlet of Hatton near Horncastle can sleep eight people in four bedrooms. Four bedrooms: 1 x king-size double with en-suite bath, separate shower, basin and WC, 1 x double with en-suite wet room with shower, basin and WC, 2 x twin. Bathroom with bath, separate shower, basin and WC. Ground floor basin and WC. Kitchen with breakfast bar. Utility. Dining room. Sitting room with woodburning stove. Snug. Conservatory.

Hall Cottage is a wonderful, detached period farmhouse, surrounded by countryside in the hamlet of Hatton, near Horncastle. The cottage features a wheelchair-friendly lift to the first floor and has four bedrooms, including a king-size double with an en-suite bathroom, a double room with an en-suite wet room, and two twin rooms. There is a family bathroom and a ground floor WC. The cottage offers a well-equipped kitchen with a breakfast bar, a dining room and two sitting rooms, one with a woodburning stove. A conservatory offers lovely views across the garden and outside you will find a lawned garden, a patio and furniture, and ample off road parking. Hall Cottage is the perfect base for friends and families exploring Lincolnshire. Fuel, power and starter pack for stove inc. in rent. Bed linen and towels inc. in rent. Travel cot and highchair. Ample off road parking. Bike storage. Front lawned garden. Rear enclosed lawned garden with patio and furniture. Sorry, no pets and no smoking. Shop and pub 3 miles. Note: Stabling available by prior arrangement at extra cost, please contact owner for more information. Note: Lift for wheelchair to first floor. Note: Stairs are quite steep and narrow. Note: Smoking is not allowed on site. The nearest place to smoke is 50 yards away.

"We chose Hall Cottage because it has two double rooms, both with en-suite and two twin rooms. Our group included those who could not cope with stairs, so the lift was essential. We enjoyed our stay. Jonathan is a very friendly host, who offered to help with any problems. Positives: - There is a very spacious lounge, with comfortable seating for 8 people. - There is a large conservatory with plenty of seating. - There is a small 'snug' lounge (with TV) - The dining room is plenty large enough for 8 people. - The kitchen is large and well equipped. - There are two fridges and a freezer, washing machine and tumble dryer. - The master bedroom is huge, with four windows. - The second double room has a wet room - great for those with limited mobility - The lift is great and worked well. Not so positives: - The toilet seat in the main bathroom was dangerously loose and couldn't be tightened. - There is an unpleasant smell in the bathrooms and toilet - we thought it was from a septic tank, but Jonathan assured us it was from the rainwater run-off system that feeds the toilet cisterns. This is a major drawback. - The double room with wet room is not really large enough for someone in a wheelchair or for someone who uses a walker/ zimmer frame. - There was a leak from the wet room into the kitchen. This could have been a trip hazard, had we not noticed it. - Access is via a narrow track. We used a VW Shuttle people carrier. A larger vehicle would have problems getting to the cottage. Overall, a very enjoyable stay - but with a few drawbacks, which should be considered."

"This is a delightful converted farmhouse, spacious, quiet with stunning views from all the windows. In this respect, without doubt THE best cottage we have ever stayed in. However, this was THE dirtiest. Cobwebs and dust everywhere and a kitchen that would have scores 1 in a hygiene inspection. We spent the first 2hrs cleaning and it spoilt our holiday. We complained on our return and it took 3 months of high pressure complaining with Sykes Cottages before we received an agreed compensation. Tip..... Stay here, I'm sure you will enjoy it, BUT get assurance that the property has been properly cleaned."

"Large comfortable house with recent extensions. Quiet spot surrounded by fields. Standard of accomodation very good. Almost missed it as situated at end of narrow lane (shared with other property) with small, almost hidden sign. King size bedroom is bigger than any hotel room ever stayed in !"
