The property is able to sleep eight people across four bedrooms – one double and three twins – and also features a spacious conservatory which looks out onto large mature gardens, a well-equipped kitchen with dining area, as well as a sitting room wit Over three floors. Four bedrooms: 1 x double, 3 x twin (2 on 2nd floor). Shower room with shower, basin & WC. Additional 2nd floor bathroom with bath, basin & WC. Additional ground floor cloakroom with basin & WC. Modern well-equipped kitchen with dining area. Utility room. Sitting room with open fire in feature fireplace. Large conservatory.

Set on a hillside with wonderful views across the picturesque Rosedale Valley, this property is a superb stone-built semi detached house within easy walking distance of the pretty village of Rosedale Abbey. The accommodation in the property is set over three floors and the building retains many of its original features such as an arched picture window and an open fire. The property is close to the many amenities of Rosedale Abbey and presents many excellent walking opportunities from the doorstep. The North York Moors National Park covers 554 square miles, with landscape ranging from heather-clad moorland and deep secluded dales, to the cliffs and coves of the magnificent coastline making it a haven for walkers.

Perfectly positioned for touring both the Moors and the Coast, the picturesque village of Rosedale Abbey is situated in the heart of the North York Moors National Park. Located in Rosedale, a beautiful valley of sweeping hillsides and breathtaking views, this lovely little settlement is surrounded by wonderful moorland countryside and offers walks in every direction. The village is home to the remains of a 12th Century Cistercian Priory - a stone pillar, staircase and sundial are all that remain – which gave the town its unusual name. The village is now largely made up of stone-built cottages clustered around the village green. Packed with local amenities such as shops, tearooms, an art gallery, a glass studio and three old country pubs, there is plenty to do without venturing to nearby Hutton-le-Hole, Ryedale and Kirkbymoorside.

"Absolutely loved it, the views are amazing as is the cottage. We had snow which made it great for the children and the Pub at the end of the track was very good"

"On an annual basis, a group of old school friends who are certainly old enough to know better get together at various locations across the UK to pretend they can still walk up mountains. Earlier this year we were extremely fortunate to book Woodlea. It proved a fabulous base for our activities. Woodlea was presented to the highest standards. It was extremely clean, bedrooms were immaculate with towels laid out and the kitchen had everything we needed - with a great touch of coffee, tea and milk supplied to refresh the assembled travellers. Bathrooms were modern with copious amounts of hot water for all eight of us. Brilliant views, lovely neighbours and fabulous pub five minutes walk away (book dinner in advance as it is very popular). Heading back in October as it was so good! Fully recommend Woodlea to family parties or group of friends. No real mobile signal, but great BT wifi."

"I stayed here with a group of friends at the end of January. The cottage has been recently decorated and refurbished to a very high standard. The location is excellent with fantastic views from the conservatory and living room. The situation may be slightly remote for some people but if you are a keen walker, the surrounding countryside has lots of lovely walks to offer. We enjoyed a delicious meal at the White Horse Farm Inn which is situated approx. 10 minutes walk from the cottage at the end of the road. This is definitely worth a visit and we were made to feel very welcome. Overall a great place to get away from it all. "

"We had a fantastic weekend break at Woodlea this January (2015). The house has been recently refurbished to a very high standard and was very comfortable with good size rooms and a lovely real fire. The views over Rosedale are spectacular, and the village (shops and cafe etc) are only a short walk from house. Lots of great walking and country pubs/restaurants in area (one at end of drive which had live music night we were there). We had a day a Whitby which is less than an hours drive from cottage. Very relaxing break in a lovely spacious house, we will definatly return."

"Great, spacious cottage in wonderful location. Amazing views and lovely walks right from the door. Lovely pub/restaurant at end of the track. Photos online don't do it justice. Only one criticism - inadequate outdoor furniture. Apart from that - perfect. No mobile signal (payphone) - which was just great!!"

"This was a family holiday with 6 adults and 1 baby. The house is very spacious set in very nice and well maintained grounds with wonderful views over the valley and hills. The property has been very well equipped but some of the items are in need of replacement . in particular the washing machine, fridge and tumble dryer. The house is listed as 4 star but imo falls a little short of this, but could quickly be brought back up to grade with some redecoration, upgrade of items listed above and better cleaning. Most of the house was clean upon our arrival but some of the bedroom floors were quite dirty. The house is listed as suitable for 8 adults. This is possible but at a push. The top floor rooms have very shallow ceilings and whilst ideal for children are very tight for adults and there is little in the way of storage there for clothes etc. The house is about 0.7 miles up a dirt/stone track and there is parking for 3 vehicles. This is on road parking whilst it is advertised as off road. We found it difficult to turn our cars around, it needs a 5 point turn with someone watching you, although if you go a further half mile down the track there is a good though rough turning point there is. The pub nearby is excellent and the track in front of the house leads on a nice walk to the nearby village of Lastingham which is a must. In short a very nice House but due a bit of an upgrade"

"Had a wonderful stay at Woodlea one rainy weekend in November. This was a family Christmas get together with 6 adults, two toddlers,a new born baby and family dog. Our host couldn't have been more helpful even leaving a box of Christmas decorations to make our weekend special.Even though it rained constantly the whole time we were there, inside our cottage it was warm and toasty with a great atmosphere. Would love to stay again, but in better weather."

"We stayed at Woodlea for one week, March 9th - 16th, 2012. The home is well-furnished, the decor is welcoming and tasteful, the appliances are quite nice, and the fireplace was glorious. There was a minor plumbing problem which was taken care of immediately and handled well. The neighborhood cat paid us daily visits--we named her Toffee (no clue what her real name is). We walked the lanes, ate at local inns, drove to local attractions, enjoyed the view, listened to the night birds calling in the moonlight, and recharged our souls. So, yes, it was wonderful and we would love to stay there again. It was hard to leave."

"Really lovely, spacious house over 3 floors. The views were just amazing-so tranquil and peaceful. 4 bedrooms, 1 double and 1 twin on the 1st floor and 2 twins on the 2nd floor, with a bathroom on each floor and a downstairs loo. Pros - Very comfortable, clean and well equipped property. The conservatory and the open fire really enhanced our stay. The housekeeper is a wealth of local knowledge and very friendly indeed. Local pub, The White Horse Inn serves very good food - I would advise booking to ensure a table. The Coach House Inn, in the village of Rosedale itself is very friendly too. Good walks round about. Cons - none really, just little niggles - dishwasher didn't work, you can't use both showers at the same time, the access road is very bumpy so you must drive extremely slow - but to be fair the website makes not secret of this. Our party was a group of eight 20 to 40 somethings and we had a fab time, we would definetly consider returning!"

"Good situation but you need a car with good clearance for the track. Walk straight from the house so just park the car up. Good pub at end of lane with plenty of good choice within a few miles. Comfortable home, clean and tidy. Heating works well in winter plus a coal fire. The coast is 40 minutes away - best of both worlds."
