Overview

This detached barn conversion near Horncastle sleeps twelve people in six bedrooms. Over three floors. Six bedrooms: 1 x king-size double with en-suite bath, basin and WC, 1 x king-size double with en-suite shower, basin and WC, 2 x ground floor king-size double (one with en-suite bath, basin and WC and one with en-suite shower, basin and WC), 1 x twin with adjacent bath, basin and WC, 1 x ground floor twin with en-suite shower, basin and WC. Ground floor basin and WC. Lower ground floor kitchen with dining area. Utility. Sitting room with woodburning stove. Lower ground floor games room with pool table. Note:12 person swim spa/party pool. This has a bluetooth sound system, swim jets for the athletic, massage jets, and inset lights. The temperature is set permanently at 38C. Perfect for large groups.and a play area. Tennis court.

This barn conversion is set over three floors and sleeps twelve people in six bedrooms, most with en-suites, and a separate bathroom as well. The cottage also has four steps to a lower ground floor kitchen with dining area, a sitting room with woodburning stove and a lower ground floor games room with 7ft pool table. Outside there is ample off road parking, an enclosed lawned garden with terraced patio and furniture and a covered front patio with hot tub, table tennis, BBQ and furniture. Ranby Hill Barn is a wonderful family retreat and makes an ideal base for exploring the area, with Lincoln, market towns and the seaside within driving distance. "An ideal venue for a family get together to celebrate a birthday! Superb accommodation with hot tub, pool table, table tennis and outside seating. Something for all ages. Very well equiped and beautifully appointed. We would all love to return and would definitely recommend it."

"The property is warm, comfortable, well appointed and spacious. The extra facilities including BBQ, table tennis table, hot tub , pool table and multi televisions were ideal for a birthday celebration including three generations of a family and their addional guests on the grand party evening. The barn is ideal for any party of up to 12 people. All the bedrooms (6) have their own toilet/bath/shower rooms, plus another toilet for general/visitor use. Located only 7 miles from Horncastle, its an ideal location for exploring the Lincolnshire Wolds, the attractive city of Lincoln and all the surrounding attractions."

"Wanted a nice barn conversion for a group of eleven of us to have a nice quiet break for a long weekend. What a great choice our daughter made in selecting Ranby Hill barn. Hot tub, table tennis and a pool table all at the venue provide a great selection of things to do. A lovely quiet location and was ideal as we had a couple of dogs with the group. There are plenty of bridle ways and foot paths to allow access to the local area. We went for a walk on the Saturday and after a short walk of just over 2 miles along fairly quiet country lanes we got to The 3 Horseshoes pub at Goulceby which has details of the menu etc in the welcome file in the property. The pub was good as they also allowed dogs inside and accommodated us with food and drinks which were well received. The barn is very warm thanks to the underfloor heating and we never needed to use the log burner in the main lounge area. There are also extra bags of logs at the property for the log burner for a small extra cost. In addition to the table tennis table and the pool table there are also a selection of games in the property and a good selection of books to read. The dogs were not allowed upstairs or on the furniture but that was no problem at all to our group and the dog owners slept in some of the ground floor bedrooms to cover this. There is also a large outdoor Jamie Oliver drum BBQ which we also made use of one evening. Any problems are easily solved via a phone call to the owners and they will call down to assist which they did when we had a problem with the hot tub temperatures. Overall we had a great weekend, the premises, the local area and everything really suited our groups weekend. We will be looking to stay at the barn the next time we want a barn conversion break."

"Absolutely lovely spacious first class property - including the bedrooms with their very comfortable beds and en suite facilities - our whole group had a great time here. I could gush on and on but from the really well equipped kitchen to the hot tub and game facilities there is nothing to fault and we would all highly recommend a stay here. Hope to make it back some time next year."

"We stayed here at beginning of June with 8 adults, 4 children and 2 dogs. Could not recommend this enough. The place has multiple rooms which is perfect for a large group. Perfect place for dogs as separate utility room and local walk around fields. Great games room and hot tub ! However we wouldn't stay here again as the local area isn't great, especially when it rains. "

"This barn is ideal for all ages, our party had "little people", pensioners and dogs, we all had plenty to occupy ourselves with. A great walk as soon as you go out the drive, with Horncastle also close by. The attention to detail the owners have put into furnishing and equipping the barn is second to none. We have rented many properties before and this one is the best we have ever stayed in. We really cannot recommend enough and have rebooked straight away"

"A group of freinds and I rented Ranby Barn to all catch up after our first years at university / in work - hence we were a group of eleven 18-20 year olds, but this wasn't a problem. We arrived and let ourselves in using the keysafe, the place was amazing and the photos didn't quite do it justice! The owner came over later to check everything was ok. The kitchen was huge and had more than enough plates etc for everyone, and the lounges etc were of a good size. We spent most of our time either playing pool or in the back garden. All the bedrooms were plenty big enough, and everything was clean and smart looking; the bedding and towels were spotless. Overall, the place was amazing and a lovely place to spend a few nights but it did have a couple of annoying niggles: - Some of the showers in the house were very weak, and wouldn't keep a steady temperature. - A couple of the bedrooms (Especially the upstairs bedroom above the lounge area, opposite the upstairs seating) were very hot, even with the windows open, meaning a few of us slept poorly. Apart from the above, the place was brilliant and I would happily go back again!"

"We are a party of 8 seniors who have been going to self catering accommodations for more than 25 years, so we know what we are talking about. We agree to a large extent with the comments of other reviewers, but a couple of niggles about this property prevented us giving full marks. Most important of our criticisms is the noise. The floors are all solid wood or tiles, there are no curtains or any thing soft to absorb the noise. This might not bother some people but we found it very annoying. The main lounge area is poorly lit. Why on earth wasn't a window put in the blank wall? Finally although the bedrooms are all en-suite, the showering facilities are poor in some rooms. A hand held shower is not good enough. One room had no shower at all. None of these criticisms should be enough to prevent you having a good time here. It is a fantastic barn conversion (and we have seen quite a few over the years)."

"We stayed for a weekend with a group of friends, 8 Adults and 1 dog, Fab Place! There is ample parking outside, a very spacious undercover porch containing a Hot tub, Large outside table & chairs and BBQ, (didn't use due to the winter time). Inside you are greeted to a huge entrance with open staircase/landing and large living room with 3 large sofas, coffee table, tv and wood burning stove! (Lovely!) There are 3 ensuite bedrooms downstairs, 1 twin and 2 doubles. Also a separate toilet down stairs. Upstairs a further 3 spacious bedrooms, 2 ensuite and one twin with separate bathroom. and a quite seating area with coffee table. On a further lower level, is a very large kitchen/diner with large windows looking out on to the garden, with another large outside table & chairs, further through the kitchen is a utility room with microwave, dishwasher, washer and dryer, everything you need!! and at the other end of the kitchen/diner is a room with a big sofa area & tv and full size pool table with iPhone docking station! Also, once it kicked in, underfloor heating throughout! absolutely fab! Towels are supplied but..... i would have liked them to have been, more like a bath sheet. Other than that, can't fault the place at all!! Had an ace time! Missed it when we left."

"We stayed a week in this great Barn conversion. We were 10 adults with 2 dogs. Plenty of living space and a great choice of where to sit and eat. In the summer this will be terrific with the bbqs. The bedrooms are fine en suite equipped. Will definitely find the time to return."

"We stayed here for a week with family, 6 adults and four teenagers 16 - 20 years, plus 3 dogs. We had a fantastic time, the place was absolutely stunning and so spacious. There was plenty to do with the pool table and table tennis and the hot tub was fab. We had two barbecues while we were there and we had lots of fun. The place was so big and had a great out door space which was not overlooked at all. There was also a lovely walk right on your doorstep where we took the dogs. I would recommend this place to anyone with a large group or family."

"This place is awesome me and Seven of my friends stayed here all early 20s and had a brilliant time. Everything thing has been thought about and no expense has been spared. This place had everything we wanted we could play loud music,play pool get in the hot tub or just chill out and watch a DVD. I would go as far as to say this is the best place I have ever stayed and I created some brilliant memories hopefully we will be returning next year. "

"What a beautiful property this is. Not only is it furnished and decorated beautifully it is also in a fabulous location. If you want peace and quiet with lovely walks its there, if you want the hustle and bustle of shops and restaurants you are close enough to Horncastle. The owners live close by and nothing is too much trouble, they were even happy to supply us with a cup of flour. The hot tub is perfect, as are the games room, the barbeque and the secure back garden. There was more than enough crockery and glasses for a party of twelve, and the utility room with the dishwasher and washing machine came in very handy. There was ample parking for 6 cars which is always a bonus when a large party go away. The log burner is amazing and heats the whole house. The open plan living is great for families, as are the three downstairs bedrooms. We had a fantastic time and would definately go again. The only thing we didnt like is the fact that our bedroom was very warm as there isnt a window to speak of, just a roof light which hasn't got a black out blind so the daylight streams in very early in the morning, but this wouldn't be an issue in the winter time. The bedroom was upstairs on the right hand side opposite the upstairs seating area, there was also no dressing table in this room which would have been handy. The beds were very comfortable and the bedding immaculate. We loved this barn conversion and didnt want to leave. Credit to the owners, it is beautiful. Thankyou x"

"The whole building was finished to a brilliant standard, and the owner was always on hand for if we needed him! The kitchen had all facilities you could ever need from pots and pans, to baking equipment. The entire place was clean and comfy and the soft furnishings spared no expense. A great deal of effort has gone in to making this a lovely, cosy, modern building. It was difficult to locate as Sat Nav takes you to a different place, so i would recommend taking a good old fashioned map!"

"We thoroughly enjoyed our stay at Ranby Hill Barn. It was immaculate throughout and very luxurious with plenty of space. There was lots to do, including a hot tub, table tennis and pool table so plenty to keep the whole family occupied. Local seaside resorts include Mablethorpe and Skegness, we went to Mablethorpe which was a short drive and a lovely quaint seaside town. The cake, tea, coffee and milk on arrival was a lovely touch and the owners made us feel very welcome, nothing was too much trouble. Would highly recommend this for a family get together and we would book again without hesitation."

"The cake and tea, coffee and milk were a really nice touch to welcome us to the cottage. The children absolutely loved it. Any issues were sorted out straight away by the owner, even to the point of rescuing us when we got a little lost in the local countryside. The cottage is incredibly well thought out with plenty of space and fun to occupy the children. There is lots to do locally all of which is well priced. The best part of our holiday was everyone's reaction when we first looked around. The only downside was the wifi which didn't really work but who needs it with so much to do."
