Three bedrooms: 1 x king-size double, 1 x double, 1 x adult bunks. Bathroom with bath with shower over, basin and WC. Ground floor wet room with shower, basin and WC. Fitted kitchen. Spacious sitting room with gas fire and dining area. Conservatory.

Situated in a quiet residential cul-de-sac, this delightful, semi-detached property is set in the popular village of Morfa Bychan and is just two miles from the harbour town of Porthmadog. This superbly decorated property blends modern and traditional, with excellent facilities throughout. A sunny conservatory opens out into the pretty garden and views to the open fields beyond – ideal for barbecues and al fresco dining. With a small village shop and a superb golf course, this charming little town offers something for everyone, especially with the spectacular beach at Black Rock Sands so close by. Famous for its choirs, stunning mountain ranges and beautiful valleys, this wonderful country has something for everyone. Situated within a short stroll of the spectacular beach at Black Rock Sands, the pretty village of Morfa Bychan is home to a local store, a post office and an excellent, 18-hole golf course. Set on the picturesque Glaslyn Estuary, and only two miles away is the harbour town of Porthmadog which boasts a wide selection of shops and restaurants as well as the renowned Ffestiniog Railway – enabling visitors to travel by steam train through the spectacular Snowdonia scenery. Just a short drive away is the pretty village of Borth-y-Gest which boasts cliffs and coves whilst the celebrated and unique Italianate village of Portmeirion is also within easy driving distance. For those interested in history, Criccieth, Harlech and Caernarfon all offer impressive castles, and the slate caverns at Llechwedd are also worth visiting.

"Absolutely perfect!! Cottage is lovley! Proper home from home....everything you need and more. Peace and quite, lovley beach!! Comfy beds,Wi-Fi...which my son was happy with as he fetched his ps4 lol, lovley conservatory over looking the garden and feilds. Bathroom is fantastic, overall the cottage is awesome....ignore any stupid comments regarding Jackie (caretaker) she is lovley. Gave us a proper welcome and shown us around the cottage. She doesn't invade your privacy what so ever and does not feel like you are being watched at all!! Infact its proper handy having her at the end of the close in case of any problems. In all, shes great..the cottage and location are amazing! 100% coming back!!!!!!!!"

"Back again to a beautifully well appointed and clean holiday property.... A warm welcome awaits you from caretaker Judith who cannot do enough for you to make your stay stress free. The property is comfortable, modern and has everything you may need and the conservatory overlooking a small garden is very much a winner as it looks out on the local hillside. The property is ideally set close to the beach and within close distance to all that beautiful snowdonia has to offer. I would give 10 out of 10 as this is our favourite family holiday and hope to be back again next year...A huge thank you:)"

"Enjoyed the area however would not recommend the house. The dishwasher did not work and some of the cupboard hinges were broken. The housekeeper lives 2 doors down and keeps a very close eye on the place. I have stayed in far better places for a lesser cost."

"My husband and I booked this property as a last minute getaway for Easter, it is a fabulous house, very modern, very clean & comfortable with all the amenities you could wish for except wifi, and lovely views to the rear, also only a 10 minute walk to the stunning beach at Black rock sands. However, there is a female "caretaker" mentioning no names, whom I must say was very helpful on arrival however, she literally watches the house on behalf of the owner, plus her own house overlooks from a short distance into the garden and into conservatory at the rear of the rental property. I have to say she certainly liked to keep an eye on the place..and blatent about it, ie: seperating her vertical blinds to look over, slowing down in her car to look into the property as she drove past etc, I appreciate she's looking after the house, but I felt it was an invasion of privacy and noticed that a few others who had rented this property previously had written similar things regarding being watched in the visitors book.. It made me feel as an adult that I wasn't trusted and "Big Brother" was watching me... It's a shame really, as she is the only reason I would not go back to this property, Maybe it's because I'm a very private person and felt I should have been able to enjoy my 4 night stay especially with the cost of the rental due to it being Easter, but I couldn't relax knowing I was being watched at her every opportunity. I would highly recommend the property if you can cope with the "Caretaker's" eyes.. I did leave a review to this effect on Sykes Cottages website when it was they requested I write a review, however, it has never been added to their online reviews page, or indeed have any similar reviews from the others who clearly felt they were being watched too. If so, I would have obviously chosen a different property. This is a fantastic house, I'm not writing all this to be nasty, it's just to be honest and let others know this is likely to happen to you too......It's your choice, just not the kind of thing I expected whilst renting a holiday home."

"Super house. Really clean and light. Favourite part is the large downstairs lounge & diner leading through to a lovely light and warm conservatory. Very quiet estate, about 10-15 mins walk from beaches. Really enjoyed our stay. Family with 2 kids (aged 11 and 14). We did Llama Trekking, Pony Trekking, Hi-wire Zip flying (zip world) as well as lots of beach time."

"loved it all--comfortable and clean and homely. everything we needed was there.views across to farm at back were lovely.lots of nice doggie walks and mostly black rock sands just round the corner. pothmadoc close by which has everything and friendly people. we hope to go back soon."

"Excellent service from agents and owner. House well modernised and clean with good equipment in the kitchen.Very comfortable bed. Well stocked shop within walking distance with easy parking if using a car.Very handy for visits to Black Rock sands and Porthmadog and Criccieth are within easy reach. The weather could have been brighter, but our visit was during the early part of October."

"I would thoroughly recommend 10 Tyddyn adi for a family pet friendly holiday. My only suggestion for improvement is that being a keen gardener I was a little disappointed with the maintenance of the lawn."

"You would think end of August early September you would have some decent weather - not a chance it rained every day! It was a good job we liked the house - especially the wet room. I have limited mobility in my left knee and realised I couldn't make it into the bath - so it was ideal. We loved the proximity to the beach - what a shame we did not get to make use of it. That part of Wales is ideal for getting out and about either down the Lyn Peninsula or the Snowdonia National Park. We did have a problem with the gas though - and Mr Thomas didn't arrange a refund as he said he would."

"We received a nice warm welcome when we arrived.Very nice home in a lovely location. A good area for seeing Snowdon and the steam train ride is a must at Portmadog.Beatiful beach at blackrock sands that seemed to go on forever.Loved the area and we had super weather.The least thing i didn't like was the journey home, would definately go there again."
