ACCOMMODATION A very comfortable three-bedroomed barn conversion with off road parking, equipped and furnished to a very good standard throughout
LOCATION The barn is one of three recently renovated properties in the centre of East Charleton village, and adjacent to the local convenience store and garage, Ashbys. The popular market town of Kingsbridge is just two miles away, whilst the beautiful sandy beaches of Salcombe, East Portlemouth and Thurlestone can each be reached by car in around 10-15 minutes
ENTRANCE From a shared parking area a gate opens into a private, enclosed garden, with a graveled path leading to the front door. The entrance opens into a hallway off which is a CLOAKROOM with w.c and stone wash-hand basin, and the UTILITY ROOM with washing machine, tumble dryer and Belfast sink
KITCHEN/DINING ROOM At ground floor level is a charming kitchen with oak units, granite worktop, Belfast sink, range cooker (with 5-ring halogen hob and double ovens), integrated dishwasher and fridge/freezer, and microwave. The dining area has an oak table with built-in corner seat, chairs and stools, and Sonos music speaker
SITTING ROOM The kitchen/dining area opens through into a cosy living room with two attractive sofas, stylish driftwood chair, occasional wooden furniture, TV, and toys/games for young children. Two small sets of French doors lead out to the terrace
BEDROOMS Three in total. On the second floor is a superb master suite built into the roof space and with oak cross beams, furnished with a stunning four-poster King size bed, matching bedside units, wardrobe and drawers, two elegant armchairs and TV. Separate walk-in dressing room with additional hanging rails. The delightful en suite bathroom with exposed timbers has a freestanding roll top bath (with hand-held shower), separate walk-in double shower (with rain head shower), vanity unit with wash hand basin, w.c., spiral-design heated towel rail and shaver point. The second en suite bedroom (on the first floor) has a wooden-framed King-size bed, matching bedside units, wardrobe and drawers the shower room has a walk-in cubicle, wash hand basin, w.c., heated towel rail and shaver point. A twin bedroom (also at first floor level) has two oak framed single beds, matching bedside unit and drawers. N.B. All duvets, pillows, bed linen and towels are supplied guests need to bring beach and tea towels
BATHROOMS In addition to the two en suites (above) is a family bathroom adjacent to the twin bedroom, with bath, rain head shower (over). w.c., wash-hand basin and heated towel rail
OUTSIDE A good sized terrace (accessed from the sitting room) has a wooden table seating six, plus parasol. A further seating area at the end of the garden, and with lovely views over the neighbouring farmland, has a lovely range of rattan garden furniture, barbecue and fire pit
PARKING For up to three cars on shared graveled area. Additional guest parking usually available.
OTHER INFORMATION Very attractive stone tiles throughout the ground floor, with mostly oak flooring on the first and second levels. Oil fired central heating and hot water. Strictly no smoking or pets permitted. Wireless broadband internet available. Please note that the barn is adjacent to the coast road linking Kingsbridge and Dartmouth (A379), and is next door to Ashbys Easy Stores (busy convenience and outdoor equipment stores, cafe, garage and jet wash).Â
