LOCATION West Buckland Barns are situated in the pretty hamlet of West Buckland, 1/3 mile from the highly sought-after coastal village of Bantham, with its beautiful sandy beach (the highest rated British beach in the 'Lonely Planet' 2015 guide - 6th in Europe), popular with surfers, walkers and families alike, pub and village store/cafe.  Picturesque Thurlestone, with its sandy, dog-friendly beaches, links golf course, tennis club, pub, the Voyage Spa and village shop/post office is less than a mile away, whilst the sailing town of Salcombe, offering more beaches, pretty waterfront with shops and restaurants and waterborne activities for all abilities is a pleasant 10-12 minute drive. This is a fabulous location for exploring the South West Coast Path, nearby River Avon estuary, and the stunning South Devon coastline.

VIEWS Lovely countryside views from the property plus a sneaky peek down the valley towards the sea at Bantham from the first floor double bedroom.

ENTRANCE The main front door leads into the open plan living accommodation with an area for coats and shoes. Beautiful limestone and glass stairs lead up the first floor bedrooms and a mezzanine level on the landing with L-shaped sofa and unit packed with board games, childrens toys etc.

SITTING ROOM This stylish area offers a delightfully cosy, beautifully presented space to relax, with two large sofas, coffee table, TV, wood-burning stove and sliding doors to the outside terrace. Door to fully-tiled CLOAKROOM with w.c. and basin.

KITCHEN/DINING ROOM The beautifully appointed kitchen is perfectly positioned with sociability in mind, with a stunning granite-topped central island incorporating a five-ring Siemens induction hob, plus cupboards and drawers, together with three stools along the breakfast bar. With soft touch cupboards and hidden drawers, and further Siemens appliances including oven, microwave oven, warming drawer, fridge, freezer, dishwasher and washer/dryer, plus Dualit kettle and toaster, and a Delonghi coffee machine and grinder, self-catering will be a pleasure! Sliding doors lead to the rear and front gardens. The dining area features a wooden table seating six comfortably and windows overlooking the gardens.

SUNROOM Adjacent to the kitchen with feature stone walls, sliding glass doors to the garden and two large love seats a perfect space for enjoying your morning coffee in the sunshine.

EN SUITE BEDROOMS Three in total. On the ground floor a master bedroom has a King-size bed with antique metal bedstead, bedside tables and lamps, large built-in wardrobe, Ercol dressing table and stool, and sliding doors to the garden. The immaculately presented and fully tiled en suite has a freestanding bath (with hand-held shower), large walk-in shower with rainhead and hand-held showers, w.c., vanity unit with basin, heated towel rail and shaver point. At first floor level there are two further en suite bedrooms. The first of these has a King-size bed, bedside units with lamps, fitted wardrobe, chest of drawers, feature cross beams and a window with views, over neighbouring garden towards the sea at Bantham. The second bedroom at this level has twin antique metal framed beds, feature cross beams, bedside units with lamps and fitted wardrobe. Each of these bedrooms has its own pair of en suite pods, one featuring a large walk in shower and heated towel rail, the other with w.c., vanity unit with basin, and shaver point. All duvets, pillows, bed linen and towels excluding beach towels are supplied.

OUTSIDE To the front of the barn is an area of garden, planted with wild flowers, and arranged with path leading from parking area to the front door, whilst to the side is a private, enclosed garden, with artificial lawn, barbecue, and dining table with chairs. An outside shower is available for rinsing off sandy dogs or children.  As there is also a raised pond in front of the barn (approx. 17" deep), young children must be supervised at all times in this area.

PARKING Off-road parking on driveway for 2-3 cars, plus space nearby for a small dinghy/boat trailer.

OTHER INFORMATION Beautiful natural stone tiles in all ground floor rooms, bedrooms and bathrooms, limestone on stairs, and wooden flooring upstairs. The barn is centrally heated with underfloor heating throughout. Wireless broadband internet available. Sonos music system available. Strictly no smoking permitted but one, well-behaved dog is allowed.
