LOCATION The property is on Clarence Street just 50m or so from central Dartmouth and its array of boutiques, galleries, restaurants and tea rooms. The River Dart is just a minutes walk away offering boat trips and other water bourne activities, whilst Blackpool Sands beach is just a 5-10 minute drive away. Woodlands Theme Park and Dartmouth Golf and Country Club are just 3 miles outside of Dartmouth.

ENTRANCE Directly from Clarence Street, the main entrance leads into a lobby with limed oak flooring off which are two bedrooms, and stairs up to the first floor accommodation.
KITCHEN/DINING/SITTING ROOM A bright and elegantly furnished open plan living area with conservatory-style extension. The lovely sitting area is tastefully furnished with a four-seater sofa and snuggle chair (for two!), footstool, curved flatscreen TV with bluetooth sound bar, BluRay player and BT Vision, feature brick wall and wood-burning stove. The newly constructed, contemporary kitchen (2016) has attractive units, granite worktops, four ring gas hob with electric oven and grill, integrated dishwasher, fridge, freezer and wine cooler, and Nespresso coffee machine. The dining area (in the conservatory) has a wooden-slatted table with six chairs. A door leads out to the garden and terraces to the rear.
EN SUITE BEDROOMS Three in total. On the ground floor level are two spacious bedroom suites. The first has super-King size divan bed, bedside tables, dressing area with built-in wardrobe, dressing table and wooden storage towers. The stunning en suite has a large walk-in shower enclosure (with rain head and hand-held showers), w.c., vanity unit with basin, and heated towel rail. The second suite also has a super-King size bed with bedside tables, dressing area with built in wardrobe, dressing table and wooden storage towers. The en suite also has a large walk-in shower enclosure (with rain head and hand-held showers), w.c., vanity unit with basin, and heated towel rail. The third bedroom (on the first floor, off the living area) has two single beds, chest of drawers, built in wardrobe, and en suite with bath, shower (over), w.c., vanity unit with basin and heated towel rail. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied. CLOAKROOM On the first floor with w.c., basin and washer/dryer.
OUTSIDE To the rear of the house is a superb tiered garden with three terrace areas divided by artificial grass. The uppermost (and largest) terrace has outdoor dining furniture, barbecue and electric heating, and enjoys pleasant views of the river over rooftops.
PARKING For two medium sized cars in spaces directly opposite the cottage.
OTHER INFORMATION Beautiful limed oak flooring throughout the living areas, with carpet in bedrooms and tiling in bathrooms. Wireless broadband internet available. Smoking is not permitted, but up to two, well-behaved dogs are welcome.
