LOCATIONSituated in the pretty village of Kellaton just a mile or so from Lannacombe beach and within easy reach of the South West Coast path. The market town of Kingsbridge is 6 miles away by car whilst Salcombe can be reached via the East Portlemouth foot passenger ferry in around 15-20 minutes.
ENTRANCEAn entrance hallway has room for coats and shoes/boots etc.
SITTING ROOMA good sized yet cosy sitting area with original wooden beams and feature stone fireplace with wood-burning stove (logs supplied). Two comfortable sofas, occasional furniture, TV with Freesat, DVD player and CD hi-fi. Two steps lead down to the kitchen/dining area.
KITCHEN/DINING ROOMLight and airy dining area with armchair and doors leading out to the rear garden. Oak dining table with four chairs and high-chair. The kitchen is well equipped with four-ring electric hob and oven, fridge (with freezer compartment), slim-line dishwasher, small freezer, washing machine and microwave.
BEDROOMSTwo very well appointed bedrooms, both on the 1st floor. The larger bedroom has a king-size oak framed bed, drawers, bedside units and wardrobe. Pleasant views of the surrounding countryside. The second room has full-size bunk beds, and drawers. Travel cot available. N.B. All duvets, pillows, bed linen and towels -Â except those for the beach - are provided.
BABY FRIENDLY FACILITIESInclude travel cot, highchair, child cups and plates.
BATHROOM On the ground floor is a large tiled bathroom with corner bath, separate shower cubicle, wash-hand basin and w.c.and heated towel rail.
OUTSIDETo the rear of the cottage is a private garden with small area of lawn and terrace with table and chairs. Barbecue available.
PARKINGAllocated off-road parking for 1-2 cars approximately 30 metres from the cottage.
OTHER INFORMATIONOak flooring throughout most of the ground floor with carpet on stairs and in bedrooms. Oil fired central heating and hot water. Wireless broadband internet available. Strictly no smokers, up to two well behaved dogs are permitted by arrangement.
