LOCATION Set within three acres of land in a beautiful tranquil rural location just a five minute drive from Dartmouth, and just a short drive from the stunning Start Bay coastline and beaches. An ideal retreat for families with a range of shared facilities available to keep children of all ages entertained - the pretty courtyard leads to a grassed area with climbing frame, swings and a play barn with indoor and outdoor activities. There are picnic benches to sit and watch the children with a lovely view of the natural meadow.

ACCOMMODATION A substantial and very tastefully presented farmhouse over three floors, with beautiful flagstones downstairs and wooden flooring upstairs.

ENTRANCE An entrance porch/hallway, with lots of hanging space, ideal for coats, shoes etc leads into the

SITTING ROOM A bright and comfortably furnished room with two double sofas, beanbags, 42" flatscreen TV with Sky/DVD/Nintendo Wii over a modern fireplace set in wall with a cosy coal-effect fire. Double doors lead out onto a sunny patio area with table, chairs and bench.

COMPUTER ROOM Under the stairs is a cleverly designed room with computer desk and chair. Free wireless broadband for internet access. Phone for incoming and emergency calls. Storage chest with board games. Next to it is a large storage cupboard for all the baby equipment provided (see list below).

KITCHEN/DINING ROOM From the sitting room, a large opening with exposed beam and step leads down into a modern kitchen with traditional features. Large range cooker, American style fridge/freezer, microwave, fresh coffee-maker, toaster, dishwasher and a range of modern appliances. Flatscreen TV, plus large dining table with ten chairs. Further cosy seating in the (former!) fireplace.

SUNROOM Leading out from the kitchen down a step is a sunny, relaxing sun room with views over the fields and children's play area. Sofa and large beanbag plus CD stereo system with iPod dock.

UTILITY/LAUNDRY ROOM Adjacent to the sunroom with washing machine, tumble dryer and clothes airer. Also contains a glass fronted chiller unit for the adults drinks!

BEDROOMS Five in total (sleeping eight adults max. plus two children and two babies in travel cots). On the first floor are three bedrooms: The first is ideal for children with a built in 6' x 3'6" cabin bed and 6' x 2' 6" single bed, large drawers, modern hanging space, TV/ DVD/Video with Freeview, CD/radio/cassette. The second bedroom has a King size bed, bedside cabinets, large chest of drawers, hanging space, TV and a large window with views over the fields. En suite shower room with shower, w.c., wash hand basin and heated towel rail. The third is a twin room with two single beds (that can be linked to make a super King size on request),  bedside cabinets, chest of drawers, storage cupboard, modern hanging space, TV and window with view onto the country lane. En suite shower room with shower, w.c., wash hand basin and heated towel rail.  On the second floor are two further bedrooms. The first is a double room with King size bed, bedside cabinets, chest of drawers and storage, modern hanging space, TV and large velux window.  Adjacent is a shower room with shower, w.c., wash hand basin and heated/towel rail. Bedroom 5 is a large twin room with two single beds (that can be linked to make a super King size on request), bedside table, chest of drawers and storage, modern hanging space and TV.  N.B. All duvets, pillows, bed linen*, bath mats, towels* and tea towels - except those for the beach are supplied. (*Excluding short breaks - can be hired at an additional cost).

BATH/WET ROOMS In addition to the three en suite bathrooms (above), there is a modern tiled wet room on the ground floor with shower and separate w.c, and a family bathroom on the first level with bath with shower attachment, w.c, wash hand basin and heated towel rail.

OUTSIDE Double doors from the lounge lead out to a sunny patio with table, chairs and bench.

BABY FRIENDLY FACILITIES The farmhouse provides two travel cots, two highchairs, a baby bath, bath seat, two potty/toilet seats and steps, bed-guards, stair-gates on both levels, plastic eating utensils, monitors, games, books and DVD's, plus many more baby friendly facilities to make the holiday as stress-free as possible.

PARKING Adjacent to the courtyard is parking for 2-3 cars.
