LOCATION The cottage is approximately 8-10 minutes walk from centre of Dartmouth set up and back approximately 30m from Above Town, the narrow road that runs in parallel to the river. The Start Bay coastline can be reached quickly and easily by car with the Blue Flag awarded Blackpool Sands beach just a few miles away.
VIEWS Excellent river views from the elevated rear decking area, and good views over neighbouring rooftops from the main bedroom.
ENTRANCE A flight of steps leads up from Above Town to a row of terraced cottages. The front door leads into a hallway off which is the living accommodation, and stairs to the first floor bedrooms and bathroom.
KITCHEN/SITTING/DINING ROOM A light and bright open plan room with beautiful oak flooring throughout has a comfortable sitting room to the front. This cosy area has a double sofa, leather armchair, coffee table, attractive feature fireplace with wood-burning stove, flatscreen TV, DVD player and Roberts radio. The room opens into a dining area with an oak table and four chairs. The Shaker-style galley kitchen has a range of fitted units, beech worktops, four-ring gas hob and oven, microwave, fridge with freezer compartment, and a Dualit 3-slice toaster.
CLOAKROOM off the kitchen with w.c. Double glazed door to courtyard with access to garden and decking.
BEDROOMS Two, both on the first floor. The master bedroom has a metal framed double bed, fitted wardrobes, drawers, chair and river views. The second bedroom has a single bed with further 'pop-up' single beneath (available on request) - please note that when both beds are used there is limited space in this bedroom. French doors lead out to a rear courtyard. N.B. All duvets, pillows, bed linen and towels are provided - tenants require beach and tea towels.
BATHROOM Also on the first floor is a lovely family bathroom with bath, shower (over), w.c., wash-hand basin and heated towel rail.
BABY FRIENDLY EQUIPMENT A travel cot, high chair and stair-gate are provided for guests
OUTSIDE Rear courtyard with shrubs, patio furniture and gas barbeque and steep steps leading up to the balcony. Further steps up to decking with summer house and garden furniture. Panoramic views of the river to the sea. Children in this area must be supervised at all times.
PARKING A seasonal parking pass for Mayors Avenue car park (approx 10-12 minutes walk) is provided with this property.
OTHER INFORMATION Mainly original oak flooring throughout with tiles in the bathroom and kitchen. Gas-fired central heating and hot water. Strictly no smoking or pets permitted. Wireless broadband available.
