Gas central heating throughout, with electric fire on first floor. Electric oven and hob, dishwasher, washing machine, tumble dryer, microwave, 3 x TVs one with Sky and Sky Sports package, WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Off-road parking for two cars. One well behaved pet. Enclosed patio area with table and chairs, hot tub and sauna. Juliet balcony. No smoking. Pub and Shop 5 minute walk. Note: Property next to the Leeds and Liverpool Canal, children to be supervised at all times. No stag/hen or similar. Note: Out of respect for neighbors this property is not suitable for loud/late night parties. Note: The hot tub is for use between the hours of 8am and 8pm, after which time it will automatically turn off. This is to show consideration to the neighbours and maintain the peaceful surroundings.
